That framing is starting to feel out of date. In the last twelve months, the mix inside and around Hamburg Pavilion, the regional center along I-75 and Man o' War with roughly one million square feet of retail space, has quietly tilted toward specialty tenants and locally owned restaurant groups opening their second or third addresses out here.
The thesis of this post is simple. Hamburg is no longer the neighborhood you drive to for a big-box run and drive home from. It is turning into a place where Lexington's independent operators plant their expansion locations, which changes what a Saturday around here can look like.
The additions worth knowing about

Reporting for the Pavilion tenants comes from Fox 56's March 26, 2026 story announcing that Old School Coffee, J. Crew Factory, and Miniso are coming to Hamburg Pavilion, alongside LEXtoday's reporting on The Fresh Market taking the former Buy Buy Baby spot as the second Fresh Market in Lexington, joining the Lansdowne Shoppes original, after a decades-long effort by developer Patrick Madden. The restaurant slate is drawn from a LEXtoday roundup: Bella Cafe & Grille opened its Hamburg location at 2200 War Admiral Way Ste. 155 as the third address in the Bella Notte Restaurant Group lineup, serving brunch, lunch, and dinner; Chicken Salad Chick opened its second Lexington-area store at 1956 Bryant Rd.; Carson's, an East Main Street staple, will open a second location at 3450 Todds Rd. next year within the former Andover Country Club; and Jagger's, the fast-casual burger concept from the creators of Texas Roadhouse, is under construction at 3029 Richmond Road on the former site of The Saucy Crab and Texas Roadhouse.
The pattern most residents miss
Read that table again and something jumps out. Only two or three of the new names are pure national plays. The rest are Lexington operators choosing Hamburg as the expansion address.
Bella Cafe & Grille is a locally owned group picking Hamburg for its third store. Carson's is doubling down on the neighborhood by converting a piece of the old Andover Country Club into a second dining room. Osaka already had two locations off Boston Road before adding Hamburg to the map, per LEXtoday's note that Osaka's menu boasts more than 70 sushi rolls and sashimi along with teriyaki, tempura, and hibachi, with two other Boston Road addresses and a newer one in Hamburg. Even the Pavilion's most-anticipated new grocer is a specialty concept rather than a discount box.
Compare that to the neighborhood's founding retail generation. Hamburg Pavilion's anchors read Target, PetSmart, Kohl's, Bob's Discount Furniture, Marshalls, Burlington, Dick's Sporting Goods, Regal Cinemas, Barnes & Noble, At Home, and Best Buy, with restaurants including Outback Steakhouse, The Local Taco, Old Chicago Pizza + Taproom, Logan's Roadhouse, and Ted's Montana Grill. That is a snapshot of the 2000s big-box economy. The 2026 additions read like the tenant sheet of a mixed-use lifestyle district. Same footprint, different center of gravity.
There is also a bit of Lexington history embedded in the addresses. Hamburg Pavilion sits on land where horse trainer John E. Madden established a farm in 1898, purchased with money earned from selling a champion stallion called Hamburg, with the farm named "Hamburg Place" after the horse. The Madden family later converted part of the farm to commercial use in the late 1980s. When you see Patrick Madden's name attached to landing Fresh Market, that is the same family, still shaping the tenant mix a generation later.
A Saturday that doesn't touch a chain
If you want to test the thesis for yourself, here is a route that uses only what has arrived in the last year or two.
Morning walk on Liberty Park Trail. The paved path is about three miles out-and-back and rated easy, tracing north from the west end of the Brighton East Rail Trail along Liberty Road. Per TrailLink's description, the trail heads north from the west end of the Brighton East Rail Trail, follows Liberty Road, crosses Star Shoot Parkway with access to Liberty Park, Liberty Elementary, and the West Wind public pool, and is paved with asphalt for a casual stroll, a bracing jog, or walking a dog. If you want more miles, continue onto the Brighton East Rail Trail for an additional two miles via the pedestrian bridge over Man o' War Boulevard, finished in 2021. That bridge is the single most useful piece of Hamburg infrastructure most residents still forget exists.
Coffee stop. Old School Coffee's Pavilion location is on the way. Until it opens, any of the existing cafes in the center work.
Lunch at Bella Cafe & Grille. War Admiral Way, brunch or lunch menu, run by the same group behind Bella Notte.
Afternoon errands at Fresh Market and Sierra Trading Post. Both fill boxes that Hamburg residents historically had to leave the neighborhood to check.
Dinner at Carson's Back Porch or Southern Cookhouse & Bar. The Todds Road Carson's is the more novel choice once it opens next year. In the meantime, Southern Cookhouse & Bar at 844 Hays Blvd. is the closest thing to a neighborhood dinner room the eastern half of Hamburg has right now.
That itinerary is almost entirely independent or specialty, and every stop is inside a fifteen-minute drive of the Sir Barton Way / Man o' War intersection.
What this actually changes for a current resident
A few practical shifts worth registering:
- The grocery calculus is different. If Fresh Market opens as announced, the second Lexington location, per LEXtoday's note that it joins the original at the Lansdowne Shoppes, cuts a real errand out of the week for people who used to drive across town for specialty items.
- Weeknight dinner options are deeper than they were in 2023. Bella, Chicken Salad Chick, Osaka's Hamburg store, and Southern Cookhouse & Bar are all recent additions.
- The Pavilion's own communications have picked up pace. The center's blog logged new tenant openings on Hamburg Pavilion's blog with entries about two new stores opening on 05/18/2026, fresh offerings on 04/20/2026, spring trends on 03/21/2026, and a refreshed website on 02/05/2026. Four announcements in four months is a faster cadence than the center kept a couple of years ago.
- The Todds Road corridor is quietly becoming its own subdistrict. Carson's Back Porch in the old Andover Country Club shell is the anchor to watch there.
None of this is the kind of news that makes headlines outside the city. It is the sort of drift that only shows up if you actually live here and start noticing new signage on your commute. That is the whole point of writing it down.
Hamburg residents tend to underestimate how much their own neighborhood has repositioned in the last eighteen months. The retail hardware is the same. The tenant mix, the restaurant bench, and the reason to spend a Saturday close to home are not.
